Need help. MBP running hot and slow

i'm looking @ picking used 2012 mbp. price good, i'm told runs slow , fans run constantly. plan on replacing hdd , maxing out ram anyway, can't machine run hardware test before purchase. other sort of hardware issue (logic board)?
 

the thermal paste might need changed if fan on constantly.

15" model or 13"?

if has 5400 rpm hdd , maybe 2 gb of ram, understand why described slow.
